Abstract

A real estate developer assesses its ability to capture the benefits of investing in LEED Platinum, Vedic Design, and EnergyStar components in new buildings. 2000 Tower Oaks Boulevard in Rockville, Maryland is said to be the healthiest building in the National Capital Region. Why? Can the developer realize higher rents because of this? The developer also performs detailed cost benefit analysis of energy saving techniques which overlap and reduce their cumulative benefit; considers "green leases," advances the principles of Vedic design or Vastu; explores what makes good space lead to good results for its occupants; and evaluates indemnifying a mechanical design engineer with respect to specifying innovative components. The case is a deep look at many of the critical on the ground issues inhibiting innovative real estate development.
